What's Included in a Maintenance Visit

Condenser Coil Cleaning

The outdoor condenser coil rejects heat from your home to the outside air. When it's coated with dirt, pollen, and debris — which happens fast in Alabama — heat rejection efficiency drops and the compressor works harder. We clean the coil thoroughly, not just hose it down.

Capacitor and Contactor Testing

Capacitors degrade gradually before they fail completely. A capacitor at 60% of rated capacitance is on borrowed time. We test the actual capacitance and flag components that are degrading. Replacing a weak capacitor during maintenance prevents the 10pm emergency call.

Refrigerant Pressure Check

We check suction and discharge pressures against manufacturer specs. Low pressure indicates a refrigerant leak. Running low on refrigerant strains the compressor and reduces cooling capacity. Catching it during maintenance versus when the system fails is a significant cost difference.

Condensate Drain Flush

The condensate drain removes water pulled from your indoor air. In Alabama's humidity, these drains clog with algae growth regularly. A clogged drain causes water backup into the air handler or attic — and that's expensive water damage. We flush and treat the drain on every maintenance visit.

Electrical Connection Inspection

Heating System Check (Fall Visits)

  • Keep the outdoor unit fins clear of leaves and debris after storms
  • Check that supply and return vents aren't blocked by furniture

What requires professional tools and training:

  • Coil cleaning with proper chemicals and pressure (improper cleaning damages aluminum fins)
  • Refrigerant pressure testing (requires gauges and EPA 608 certification)
  • Capacitor testing and replacement (live voltage hazard)
